Maintenance has always been considered as an unavoidable cost for industrial systems, however to be reduced in any way, even with accounting tricks. On the contrary, if it was considered as a way of maintaining or increasing the value of the property, then anyone could consider it as a key resource for competitiveness.
The paper will focus on systems maintenance as a key factor to improve value and capability of industrial facilities and not only for these.
Why do we have to treat about evaluation and enhancement of property?
The average life cycle of facilities is continuously growing. After speaking with an important equipment manufacturer, he told me that his after-sales department is managing more than 5,000 equipment throughout the world, and the average age of it is around 25 years. On the contrary, the performances of these machines are not the same as new but much better.
That happens because of many different factors:
• replacement costs very high and that often involve long periods of unavailability of services,
• awareness of customers and users that the solution often does not match with the replacement of the existing facilities,
• new maintenance policies focus to prevent failures and wear,
• upgrading possibilities regarding command and control systems,
• increasing attention placed on the study of integrated processes, and not only on unit performances.
All these results are due to the increased capabilities of maintenance and plant engineering staffs, both suppliers and customers.
