Subject of the work is the valuation of real estate family house in the suburb of Banja Luka Kuljani. Valuation of real estate is the process of forming opinions on the value of real estate.

The goal this work is to determine the value of the property that will serve like one of benchmarks for the mass estimate of the value of certain localities. A particular focus has been on cost estimation method and depreciation because it is a family home that is not suitable for the rent, and also there are no available abundant information about the history of the sale on the site.

Cost method of valuation of real estate involves the calculation of the cost of construction of real estate in terms of current prices of building materials and works. It is necessary to include depreciation rates for certain materials. Depreciation is the difference between the cost of building a new facility and its value on the date of the assessment. In addition to the cost method, there are also methods of comparison sales, which refers to historical sales of similar property and income, which evaluates issuing real estate in a particular period.

Elements that determine the value of real estate are the properties of geometric elements, legislation, the free market;,socio-economic elements; saturation, bidding demand, legality, compliance. It is expected to introduce a mass estimate of the real estate in Republic of Srpska and that it will be the most significant development in this area.
